Areas we cover

What areas do you cover?
Lombardi Heating is based in Exeter and mainly covers Exeter, Alphington, Topsham, St Thomas, Broadclyst, Stoke Cannon, Ide and nearby areas. We also cover surrounding locations such as Crediton. If you are just outside those areas, it is still worth getting in touch.

Boiler installations

Do you visit before quoting for a boiler installation?
Yes. Boiler installations should be surveyed properly before quoting. We assess the property, the existing boiler, the heating system and what is needed for a good installation.

 

What should I include when asking for a boiler quote?
If you are getting in touch about a new boiler quote, it helps to include your postcode, current boiler, property type, and preferred survey days.

Are all boiler installations done to the same standard?
No. Boiler installations can vary significantly from one installer to another. The boiler itself is only one part of the job. Controls, system protection, flushing, commissioning, setup and attention to detail all affect how well the system performs over time. We also include items such as flush points, water shock arrestors and air separators as standard, which are often not included at all. That is why we place so much emphasis on doing the full job properly, not just changing the boiler.

What boiler brands do you prefer?
We often recommend Vaillant boilers because they offer strong reliability, good controls and long-term value when installed properly. As a Vaillant Advanced Installer, we can also offer 10-year warranties on suitable installations. The recommendation should still suit the home, system and budget.

Do you use subcontractors for boiler installations?
No. Work is carried out directly by Ben, with support from Cholwe, who is the apprentice. We do not operate as a faceless call centre or pass work around layers of subcontractors.

Boiler servicing

How much is a boiler service?
A standard domestic boiler service is £114 including VAT. Most services are completed at that price. If we find that a seal replacement is needed, we will let you know and discuss it with you before carrying out any further work.

What is included in a boiler service?
A boiler service is a routine check and maintenance visit to make sure the boiler is operating safely and as it should. As part of the service, we also recharge the expansion vessel, replace the core where needed, check over the full central heating system including the cylinder if there is one, and complete water quality checks.

How often should a boiler be serviced?
Manufacturers generally require a boiler to be serviced annually to maintain the warranty. Annual servicing is also good practice to support the healthy running, reliability and lifespan of the boiler.

What happens if a boiler service finds a fault?
If a service identifies a fault or safety issue, we will explain it clearly and let you know what needs to happen next. If any follow-up work is needed, we will explain why and advise you on the best next step.

What should I include when booking a boiler service?
If possible, include your postcode, boiler make and model, and your preferred appointment days.

Boiler repairs

Do you diagnose boilers before recommending repair?
Yes. Proper diagnosis comes first. Boiler faults can have different causes, so we prefer to identify the issue properly before recommending the right repair.

Do you always recommend replacing a faulty boiler?
No. If a repair is still sensible, we can advise accordingly. If replacement is the better long-term option, we can recommend the right boiler and installation approach.

What should I do if I have no heating or hot water?

For urgent boiler faults such as no heating or hot water, call or WhatsApp Ben on 07766056907. We look to prioritise emergencies where we can and attend the same day.

For non-urgent boiler problems, use the contact form and include your postcode, boiler make and model if known, any fault code, and a short description of the issue. If the boiler is leaking, making unusual noises, losing pressure, not firing, or giving intermittent heating or hot water, include that as well. Photos can also help where relevant.

Landlords and CP12

Do you offer landlord gas safety certificates?
Yes. We carry out landlord gas safety certificates and related heating work for landlords and rental properties in Exeter and nearby areas. We are also happy to deal directly with tenants, so if that is easier the landlord can pass us their details and we can arrange a suitable visit time.

What does a landlord gas safety certificate include?
A landlord gas safety certificate checks the relevant gas appliances and provides the required gas safety record for the property. It is a key part of keeping the property compliant and making sure any gas safety concerns are picked up clearly.

What happens if a landlord gas safety check finds an issue?
If we find a problem during the check, we will explain it clearly and let you know what needs to happen next. If any follow-up work is required, we will send you a quote with a clear explanation of why the work is required, and you can then decide whether you would like us to carry it out.

What should I include when enquiring about landlord gas safety work / CP12?
Please include the property address, whether the property is tenanted or vacant, and how many appliances need testing when enquiring about landlord gas safety certificates / CP12.

General heating and plumbing work

What work do you specialise in?
Our main focus is on boiler installations, boiler servicing, boiler repairs, landlord gas safety certificates and general central heating work. We also carry out selected plumbing work alongside our main focus on heating and boiler work.

Do you only work on boilers?
No. We also carry out central heating work and selected general plumbing work. That includes radiators, valves, hot water issues, taps, toilets, pipework and other plumbing jobs, alongside our boiler work.

Do you work with homeowners and landlords?
Yes. A large part of our work is for homeowners, but we also carry out landlord gas safety certificates and related heating and plumbing work for landlords and rental properties.

Quotes, pricing and contact

Are your quotes free?
Yes. All quotes are free.

How quickly do you send quotes?
Our aim is to send quotes promptly. The target is within two days, and ideally within seven working hours where possible.

Do you charge a call-out fee?
Not as a separate standard charge by default. Jobs are generally priced according to the work involved rather than using a separate call-out fee plus extras.

Do you compete on price?
No. We aim to price fairly and carry out work properly. We are confident we offer the best value because we deliver more and do the job to a higher standard, rather than trying to be the cheapest option.

Who will I be dealing with?
Lombardi Heating is an owner-led business, so when you get in touch, you deal directly with Ben. From first enquiry through to quoting and the work itself, there is a clear point of contact throughout.

Are you Gas Safe registered?
Yes. Lombardi Heating is a Gas Safe registered business, and gas work is carried out accordingly. Ben’s Gas Safe licence number is 665373, and the business can be found on the Gas Safe Register. View our Gas Safe registration.
